Cipher has finalized a 15-year lease agreement with an investment-grade hyperscale client to develop a new high-performance computing (HPC) data center at an existing site, marking its third campus lease.

Context

On March 25, 2026, Cipher Digital (NASDAQ: CIFR) announced the execution of a 15-year data center campus lease with an investment-grade hyperscale tenant. This marks the company’s third such deal as it continues a strategic pivot from high-volatility Bitcoin mining to stable, long-term high-performance computing (HPC) infrastructure. To support this growth, Cipher also secured a $200 million revolving credit facility backed by a syndicate including Morgan Stanley, Goldman Sachs, and JPMorgan Chase. This development follows a series of massive infrastructure wins, including a $5.5 billion deal with AWS and a Google-backed agreement for the 168 MW Barber Lake facility. Cipher is currently decommissioning older mining sites like Black Pearl to retrofit them for AI workloads, aiming to capitalize on a 2.37 GW development pipeline. By securing long-tenor leases with top-tier technology firms, the company aims to transition 74% of its capacity to HPC by the end of 2026.
